Freshly striped parking lot with crisp yellow accessibility markings

Miranda — Founder

Started by a condo manager who got tired of watching it go wrong.

Before starting Clearlines, Miranda spent years managing condo properties. She dealt with boards, insurance requirements, building inspectors, and the everyday reality of keeping a property running. And she watched — over and over — as compliance issues with parking lots and surface markings got pushed down the priority list.

Not because anyone was negligent. But because most condo managers genuinely didn't understand what was required — or what was at stake if something went wrong. The regulations around accessible parking, fire lanes, and OHS floor markings aren't common knowledge. They're buried in legislation that most property managers have never read.

Then she watched a property face a Human Rights Tribunal complaint over an inaccessible lot. She watched another scramble during an inspection because their fire lane stenciling had faded below visibility thresholds. She'd seen the consequences up close — and she knew they were almost entirely preventable.

Clearlines was built to solve exactly that problem. Not just to paint lines — but to be the expert in the room that property managers and boards don't always have access to. Every project comes with a full compliance review, professional application, and written documentation you can actually file.

Property Management Expertise
Miranda understands how condo boards, property managers, and insurers think — because she was one. We know what documentation your board wants to see, what your insurer is asking for, and what an inspector looks for when they arrive.
Compliance First, Always
There's no such thing as "roughly compliant" in the eyes of AODA, the National Fire Code, or OHS legislation. You either meet the standard or you don't. Every project is built around what's legally required — not just what looks good from the curb.
Documentation You Can File
Miranda always wanted documentation she could actually put in the property file and show to an inspector or board. Every Clearlines job ends with exactly that — written compliance records for accessible spaces, fire lanes, and code-required markings.

In Miranda's words

"I've watched condo boards push this off for years at a time. Then an inspector shows up, or a resident falls, or an insurer asks to see records that don't exist. This isn't small stakes — it's real liability. I started Clearlines because I know what the consequences actually look like."
